Del Mar, CA Market Report for the Week of October 22, 2012

Del Mar Community, News | 26th Oct 2012

The median list price in DEL MAR, CA this week is $2,245,000.

Inventory is tightening and days-on-market is falling. But demand as measured by the Market Action Index is also trending down. The market is not giving strong up or down signals from these data.

Supply and Demand

In terms of supply and demand, the market is getting cooler – more supply is coming on the market relative to the sales demand. However, in recent weeks prices have been moving higher. Since it is technically a Buyer’s market, this price trend may be a result of
improved quality (newer, larger homes) of the homes being listed. Look at the descriptive statistics where you may notice the homes being listed are larger and younger than they have been in the past.

Price

Despite this week’s down tic, price trends have generally been moving up lately. Prices are below the market’s high point, and so watch the Market Action Index as an indicator of how long this trend will last.

We got this listing in escrow just days after listing it and it’s no surprise because this townhome has so much to offer right in the heart of the village.

La Jolla has just 3 high-rises that were grandfathered in before height restrictions were put in place. 939 Coast is the only one on the ocean in La Jolla and we love selling these luxury condos. Stay tuned for what we might have coming next…
